Lease Qualifications
1. Application Fees:
- Application fees of $60 for each person over the age of 18.
- These fees are non-refundable. No exceptions.
2. Income Requirement and Credit Score:
- Your gross income should be 2.50 to 3 times the rent.
- Minimum credit score of 620 per applicant.
3. Move-In Date:
- If you plan to move in during the last week of any month, you will be required to pay prorated rent, even for just one day, along with the next month's rent before we issue keys.
- Proof of utility transfer and lease signing are also necessary before we issue keys.
- Certified funds are required for move-in. (i.e., Cashier's check or money order)
4. Co-signers:
- Co-signers are not accepted. Guarantors are added to the lease
5. Rental History:
- No evictions.
- No unsatisfied collections from other rental properties.
- If you are currently working on paying previous landlord amounts owed and still have an outstanding balance, we will consider this.
6. Criminal Background:
- No crimes involving harm to children or the elderly.
- Common sense prevails in evaluating criminal background.
- Prior arrests are not considered, only convictions.
- We do not have a blanket prohibition on individuals with prior convictions.
- We consider the nature and severity of the conviction and ask the following questions:
Does this relate to the safety of residents (both roommates and neighbors) or the safety of the property?
Does this impact the ability to be a responsible tenant?
7. Payment Terms:
- If you pay online or bounce a check, you cannot use that payment method again for 90 days.
- NSF charges will be added to your account in addition to late fees.
8. Animals
- No baby animals (under a year old), puppies, or kittens.
